If you are under 40 years old and contribute 10% with a secured guarantee, you can request up to 95% of which is ever is lower between the purchase value and the appraisal valuation for your usual home and start the project of your new home.

The maximum fixed interest rate without bonuses is 2.5% fixed for the first year, 3.5% fixed from the second to the fifth year, and Euribor 12 months + 1.25% for the remaining term.

- Every financing operation is subject to evaluation by MoraBanc.
The interest rate of the Mixed Mortgage is made up of a fixed part for the first five years of the mortgage and a variable part (Euribor 12 months) for the rest of the mortgage term to which a differential is added.
Some MoraBanc Grup products offer interest rate subsidies on the Mixed Mortgage and help you to reduce the differential rate on your mortgage.
Contracting them is not mandatory, but they can help you pay less for your mortgage.
To get the bonus every year maximum of 0.75% you will have to have three of these products:
- Savings/investment with a minimum monthly contribution of €75, its annual equivalent, or a direct contribution of €10,000.
- Insurance: Sick leave or health insurance from MoraBanc Insurance
- Savings and social security: MoraBanc Insurance pension plan or retirement plan products
It also counts as a bonus requirement the contribution of the:
- Energy efficiency improvement certificate class A/B
The amount of your monthly fee and the sum of your current debt cannot exceed 35% of your monthly income.
This product has no grace period of principal or interest.
- Arrangement fee: 0%
- Total or partial cancellation fee: 2%
If the Euribor is negative, Euribor = 0 plus the differential is applied.
The financing is subject to assessment and approval by MoraBanc.

- Salary paid directly into MoraBanc account
- CASS (Social Security) points updated
- Proof of extraordinary income, if any
- To have been in the country for over 12 months and in the company for over 6 months
- Updated valuation of the property
Documents and requirements needed for closing the Super Mixed Mortgage
- Commitment to buy/sell (earnest money contract or contract of promise of sale)
- Life insurance
- Home insurance
- Copy of the Energy Certificate showing the property’s energy label provided by the seller in the deed of sale. If it is class A or B you will be able to get a discount on the interest rate.
- Mandatory payment by non-negotiable cheque
- Sign the transaction before a notary

The applicant is considered as having been informed of this transfer of information by means of this clause. The applicant accepts that he/she may be sent information on any product or service marketed by these companies.
